Elmas Kule Etap 3 projemizi 14 Eylül 2023 itibariyle satışa çıktık. Proje genelinde toplamda sadece 6 katta, brüt 25 ile 50 metrekare aralığında, tamamı dış cepheye sahip 84 adet mikro atölye yer alıyor. İlk iki etaptan farklı olarak bu defa natamam yerine içi yerleşime hazır şekilde üretiyoruz. Projeyi tasarlarken uzun süren bir araştırma sürecimiz oldu. Belirlenen metrekareler tamamen ihtiyaca yönelik şekilde, Kuyumcukent ve Kapalıçarşı’da cepheye sahip olmayan, sadece önündeki koridorları görebilen, bir bakıma kör-karanlık alanları ferah ve cepheli alanlara taşıyabilmek üzerine kurgulandı. Karşılaştığımız yüksek ilgi seviyesi ise yaptığımız sayısız araştırmanın ne derece işe yaradığının bir göstergesi diye düşünüyorum. Ne olursa olsun biz sanayi imarlı arsamız üzerinde atölye üretiyoruz ve sektörümüze katkı sağlayan herkes, her firma bunun bilincinde. Tek eksiğimiz ufak çaplı atölyelerdi, bunu da Etap 3 sayesinde gerçekleştirmiş oluyoruz.
Elmas Kule Etap 2’de satış durumu nedir?
Elmas Kule Etap 2 projemizde sadece 80 metrekare brüt, 56 metrekare net alana sahip yan hizmet mağazalarımızdan bulunuyor. Yan hizmet mağazalarının satışları atölyelerden farklı olarak, genelde projenin inşası ile doğru orantılı şekilde ilerler. Yani tamamının satılması projenin finaline denk gelecektir. Üretmekte olduğumuz atölyelerin satışları ise çok hızlı bir şekilde tamamlandı. Özellikle 80 metrekare brüt, 56 metrekare net alana sahip atölyeler çok yüksek talep gördü. Bu sebeple Etap 2 özelinde projeye eklediğimiz belli bir miktar alanı daha Ekim fuarında satışa çıkartıp, bizden bekleneni karşılamaya çalışacağız. Bu konunun üzerinde ciddi çalışmalar yapmaya devam ediyoruz.
Elmas Kule Etap 2’nin üretimi ne aşamada?
İşin en zor kısmı olan 6 kat aşağı inip, sonrasında su basman seviyesine çıkmaktı. Biz bu aşamayı geride bıraktık. Şu an zemin üzeri ikinci kat seviyesi üretiliyor. Ortalama olarak da her 2 haftada bir kat yukarı çıkacak şekilde organizasyon devam ediyor. Bir yandan da bodrum katlarda teknik hacimler, depo alanları ve ortak alanların detayları yapılıyor. En hızlı şekilde katların ve atölyelerin üretimlerini tamamlayıp, atölyecilerimize teslim etmek istiyoruz.
Teslimlerini tamamladığınız Elmas Kule ilk etapta durum nedir?
Elmas Kule projemizin ilk etabında yaklaşık 3 ay önce yaşam başladı diyebiliriz. Şimdiden %50 doluluk oranını geçtik ve yılsonu itibariyle bu oranın %70-%75 seviyelerine ulaşacağını öngörüyoruz. Bazı atölyecilerimiz çok hızlı bir şekilde dekorasyonlarını tamamlayıp faaliyetlerine başlamış olsa da bazı atölyecilerimiz iş yoğunlukları sebebiyle biraz yavaş ilerliyorlar. Ancak bir çoğunun hedefi yılsonu gelmeden Elmas Kule’de start vermek. Bildiğiniz gibi Gençoğlu Yapı olarak 2 yıl boyunca projenin geçici yönetimi de biz üstlendik. Gerek lobilerimizin işlevselliği ve üst düzey oluşu, gerek muhatap kılınan lobi görevlilerimiz ve güvenlik personellerimizin tutumu gibi birçok konuda bize yapılan geri bildirimler gayet olumlu oluyor. Sektöre sağladığımız bu konforlu çalışma alanları cazibesini arttırmaya devam ediyor. Bir bakıma “Atölye alanlarını yeniden tanımlıyoruz” mottomuzu yerine getirmiş olduk. Daha da ileri seviyeye taşımak için çalışmalarımızı yürütüyoruz.

Can you share information about Diamond Tower Phase 3?
Elmas Kule Etap 3 projemizi 14 Eylül 2023 itibariyle satışa çıktık. “In the entire project, there are a total of 84 micro workshops, each spanning from 25 to 50 square meters and all with external facades, located on only 6 floors. Unlike the first two phases, this time, we are producing them ready for occupancy. We conducted extensive research while designing the project. The designated square meters were entirely based on the needs, aiming to transform areas that lack external facades, similar to those found in the Kuyumcukent and Kapalıçarşı, into spacious and well-lit spaces that only have corridors in front. The high level of interest we encountered is indicative of the success of the numerous studies we conducted. Regardless, we are manufacturing workshops on our industrial zoned land, and everyone in the industry, every company, is aware of this contribution. Our only gap was small-scale workshops, and with Phase 3, we are fulfilling this need.”
What is the sales status for Diamond Tower Phase 2?
“In our Diamond Tower Phase 2 project, we have only 80 square meters of gross area and 56 square meters of net area side-service stores. The sales of side-service stores typically progress in proportion to the construction of the project. In other words, all of them will be sold around the time of the project’s completion. The sales of the workshops we are currently producing were completed very quickly. Especially the workshops with 80 square meters of gross area and 56 square meters of net area received very high demand. Therefore, for Phase 2 specifically, we will be putting up for sale a certain amount of additional space at the October fair to try to meet the demand. We continue to work diligently on this matter.”
The production status of Diamond Tower Phase 2 is at what stage?
The most challenging part of the job was going down six floors and then coming up to the water filling level. We have passed this stage. Currently, the ground floor and second-floor level above ground are being produced. On average, every two weeks, the construction progresses one floor up. Simultaneously, technical volumes, storage areas, and the details of common areas are being worked on in the basement levels. We want to complete the production of the floors and workshops as quickly as possible and deliver them to our workshop owners.
What is the status of the first phase of Elmas Kule where deliveries have been completed?
In the first phase of our Elmas Kule project, we can say that life started approximately 3 months ago. We have already exceeded a 50% occupancy rate, and we anticipate that this rate will reach 70-75% by the end of the year. While some of our workshop owners have quickly completed their decorations and started their operations, others are progressing a bit slower due to their workloads. However, the goal of many is to start at Elmas Kule before the end of the year. As you know, Gençoğlu Yapı also took over the temporary management of the project for 2 years. We receive very positive feedback on various aspects such as the functionality and high standards of our lobbies, the attitude of our lobby personnel, and security staff. The comfort and quality working spaces we provide to the industry continue to enhance their appeal. In a way, we have fulfilled our motto of “Redefining Workshop Spaces.” We are continuing our efforts to take it to an even higher level.
